Rob Dyles leads Dyles Housing Services with experience spanning residential construction, project management, property inspection, and technical documentation. That combination helps connect what is observed onsite with a repair scope and project record that homeowners, contractors, lenders, and housing partners can understand.

Rob's role is to provide the observations, scope, cost documentation, and progress records defined by each written engagement. He does not approve a loan, control escrow funds, enforce building codes, select the contractor, or replace required specialty professionals.

Independence is part of the service

A consultant must remain independent on the property. Rob Dyles and the affiliated construction business, 203K Kings LLC, will not provide consultant and general-contractor services on the same property. Every inquiry is conflict-screened before an assignment is accepted.

FHA approval does not mean HUD endorses a private company, guarantee a loan approval, or replace the lender's underwriting decision.
