Housing and FHA 203(k) Consulting Questions

Program guidance in plain language. Your lender remains the authority for loan eligibility, underwriting, escrow, and disbursement decisions.

01

Consultant and inspection

The consultant is an independent technical participant. The initial Standard inspection informs the WWU; draw inspections document observable progress. Neither replaces underwriting, code enforcement, a general home inspection, or a contractor warranty.

02

WWU, bids, and specialists

The WWU is the organized rehabilitation baseline. The contractor proposal must align with it. Engineers, architects, environmental professionals, trades, and code officials remain responsible for work that requires their expertise or authority.

03

Construction and draws

The lender controls the escrow. The consultant documents completion against approved work. Changes must follow the documented approval path, and unfinished or unacceptable work can delay the related draw decision.
