For an accepted assignment, services may include the initial consultant inspection, work write-up, consultant cost estimate, draw inspections, change-order review, reinspections, and final closeout documentation under current HUD and lender requirements.
FHA approval applies specifically to Rob's 203(k) Consultant role. It is not blanket authorization for every HUD program or professional discipline.
FHA 203(k) is one specialty, not the limit of the practice. Dyles Housing Services can provide a defined independent scope, cost, bid-alignment, progress, draw, change, reinspection, or closeout engagement for other renovation and repair funding paths when the lender or program accepts the proposed role.
Each program and lender controls its own eligibility, forms, consultant acceptance, inspections, draws, approvals, and completion rules. Services are confirmed in writing for the specific project.
A preliminary review helps a homeowner, lender, agent, or housing partner identify whether the proposed rehabilitation appears workable and what information is still needed. For FHA 203(k), this may be performed as a separately requested Feasibility Study.

An onsite review documents observable conditions that affect the defined renovation scope. For a Standard 203(k), the initial consultant inspection informs the required work write-up. A program-specific consultant visit is not a substitute for a comprehensive home inspection.
These are presented as one connected Standard 203(k) service. The initial consultant inspection supplies the field information used to prepare the WWU. The Specifications of Repairs are contained in that work: what must be repaired or installed, the expected result, relevant quantities, and the consultant's cost estimate. The HUD maximum WWU fee tier includes this initial inspection and document package; it is not shown as a second generic initial-inspection charge.
There is no separate generic HUD SOR fee when the specifications are part of the WWU.
When scope alignment is part of the engagement, Dyles Housing Services identifies gaps, unmatched items, unclear allowances, and scope differences between the project baseline and contractor proposal. The appropriate owner, lender, or program administrator retains decision authority.
After the initial inspection and approved WWU/SOR establish the project baseline, the consultant returns during construction to observe completed work tied to that baseline. Each draw inspection is a separate visit and fee. The lender retains authority over escrow releases.
Changes should be documented and submitted before changed work proceeds whenever possible. The consultant reviews the requested scope, cost, reason, and effect on the approved work write-up; the lender decides whether the change is approved.
When a lender requests confirmation that previously incomplete or unacceptable work has been corrected, a focused reinspection documents the current condition and reports the result.
Every applicable trip is documented by property and purpose. Mileage follows the current IRS business-mileage rate when allowed under HUD requirements. Oversight means consistent field documentation and coordination—not control of the contractor's means, methods, schedule, safety program, or lender decisions.
