FHA 203(k) Standard vs. Limited: Which Path Fits?

Standard 203(k)

  • Approved consultant required
  • At least $5,000 in eligible rehabilitation
  • Structural alterations and additions may be eligible
  • Up to five draw requests: four intermediate and one final
  • Rehabilitation period generally up to 12 months

Limited 203(k)

  • Consultant generally optional unless required by the lender
  • Eligible rehabilitation generally limited to $75,000
  • No structural repair or alteration
  • Up to four draws per contractor or borrower-contractor
  • Rehabilitation period generally up to nine months

  • The work is structural
  • Required repairs exceed Limited eligibility even when the desired upgrades do not
