Independent private business

Dyles Housing Services is a private housing-consulting brand and is not HUD, FHA, or a government agency. Robert E. “Rob” Dyles Jr. is listed as FHA-approved 203(k) Consultant D1293. FHA approval applies to that specific consultant role; it does not create government endorsement, authorize every HUD-related professional service, or guarantee that HUD or a lender will accept any specific project.

The lender retains decision authority

The FHA-approved lender determines borrower and property eligibility, loan structure, underwriting requirements, consultant acceptance or assignment, escrow administration, draw release, extensions, change approvals, and final loan-file completion. Website information and consultant observations do not bind a lender or replace written lender direction.

Consultant scope and limitations

  • Consultant services are limited to the written engagement, applicable qualifications, and any lender or program assignment for the identified property.
  • The 203(k) initial consultant inspection is not a comprehensive home inspection, code inspection, appraisal, engineering analysis, environmental assessment, or warranty.
  • Draw observations document readily observable progress against approved work; they do not guarantee workmanship, hidden conditions, contractor performance, jobsite safety, or code approval.
  • Specialists, design professionals, licensed trades, inspectors, and authorities having jurisdiction remain responsible for decisions within their disciplines.

Independence and conflicts of interest

Dyles Housing Services and 203K Kings LLC are separate service practices under affiliated ownership. Rob Dyles and 203K Kings will not provide consultant and general-contractor services on the same property. Every inquiry is screened for actual or potential conflicts before acceptance. Borrowers select their contractors subject to lender acceptance; the consultant does not receive undisclosed compensation for contractor referrals.

Fees, mileage, and project changes

Published fee information describes HUD maximums and common service categories, not an automatic charge. Actual fees, mileage, deliverables, payment timing, and assumptions are confirmed in writing for each property and remain subject to current HUD and lender requirements. Additional visits or revised work require written authorization when applicable.

DolaOS intake, quotes, payments, and appointments

DolaOS is the project system of record for supported online requests. It records the selected service, screening result, written quote, payment status, and appointment status. Each property receives a separate project record. A lender-paid or financed fee will not also be collected by card.

Approved card payments use a project-specific Stripe-hosted Checkout Session. Card details are entered directly with Stripe and are not stored on this website or in DolaOS. Returning to the website after checkout is not proof of payment; DolaOS confirms payment only from a verified Stripe event.

Appointment holds, cancellation, and rescheduling

An available appointment may be held temporarily while payment is completed. The appointment becomes final only after the applicable payment or lender-billing condition is verified in DolaOS. If a hold expires or payment succeeds after the selected time is no longer available, Dyles Housing Services will provide an alternate time or the resolution allowed by the written quote and cancellation terms.

Service-specific cancellation, rescheduling, refund, and weather terms are presented with the written quote before payment. Those project terms control over general website information.

No guarantee of results

Dyles Housing Services does not guarantee financing approval, appraised value, contractor pricing, permit approval, construction schedule, draw timing, property performance, or project outcome. Estimates and field observations are professional opinions based on the information and conditions available at the time of service.

Website information and external sources

This website provides general educational information and is not legal, lending, tax, engineering, architectural, environmental, or investment advice. Program guidance can change. Project participants should confirm current requirements with HUD, the assigned lender, and qualified professionals before acting.

Privacy and inquiry data

Information submitted through the project-intake process is used to review and respond to the request, coordinate potential services, maintain business records, and meet legal or lender-related obligations. Do not transmit Social Security numbers, passwords, full financial-account numbers, or unnecessary identity documents through standard email or the public inquiry form.

Dyles Housing Services does not sell personal inquiry information. Information may be shared with authorized project participants, DolaOS, Stripe, calendar and communication providers, other service providers, or authorities when necessary to perform requested services, process an approved payment, schedule the work, comply with law, or protect legitimate rights.
