FHA 203(k)

Standard 203(k) Consultant Package: Initial Inspection + WWU/SOR + Draws

The connected Standard 203(k) sequence: one initial consultant inspection, the WWU/SOR and cost estimate, then the selected draw inspections as construction progresses.

01

Definition

What this service means

The initial consultant inspection and the Work Write-Up are one connected assignment. The tiered WWU fee includes the initial inspection used to prepare the Work Write-Up, Specifications of Repairs (SOR), and consultant cost estimate. Draw inspections are separate construction-phase services charged for each requested and performed visit.

02

Best fit

When to choose it

  • A lender is placing a Standard 203(k) consultant assignment
  • The project needs a lender-reviewable rehabilitation baseline
  • Structural or otherwise Standard-level work is proposed
03

Process

How the service works

  1. 1

The lender assignment, property, participants, loan track, access, and conflict status are verified.

  2. 2

Rob inspects observable conditions within the consultant assignment and identifies supporting reports or plans that may be needed.

  3. 3

The WWU/SOR and cost estimate are prepared, then reconciled with the contractor proposal and lender requirements before the file advances.

  4. 4

After closing and construction begins, Rob performs each authorized draw inspection and documents observable completion against the approved WWU/SOR.

Fees and safeguards

Price is confirmed before checkout

WWU/SOR maximum $1,000–$2,000 by repair tier + up to $375 per draw

HUD amounts are maximum references, not automatic charges. The property, scope, lender requirements, service area, payment arrangement, and possible conflicts are reviewed in DolaOS before a written quote is issued.

Payment does not create lender assignment, establish FHA eligibility, approve a loan, authorize an escrow release, or guarantee the project outcome. Card details are entered only on Stripe's hosted checkout page.
